Rules for Publishing Listings on Sheni bude

These Listing Rules apply to all users who publish, submit, edit, promote, or manage listings on Sheni bude.
By publishing a listing on the platform, you confirm that you have read, understood, and accepted these Rules.
1. Platform Status
Sheni bude is an online real estate listing and information platform.
At the current MVP stage, the platform works mainly as a listing, request, communication, and testing platform.
Sheni bude is not the owner of the listed properties, is not a real estate agency, is not a broker, is not a legal advisor, and does not become a party to any transaction between users.
Listings are published by users. Each listing publisher is responsible for the accuracy, legality, and completeness of the information they provide.
2. Who May Publish Listings
You may publish a listing only if you are one of the following:
the property owner;
an authorized representative of the property owner;
an agency or agent with permission to advertise the property;
a person who has a lawful right to offer the property for rent, sale, viewing, or inquiry.
You must not publish a property if you do not have permission to advertise it.
Sheni bude may request clarification, additional information, or proof of authorization if a listing appears suspicious or receives complaints.
3. Listing Accuracy
All listing information must be accurate, current, and not misleading.
This includes:
property title;
description;
location;
price;
availability;
photos;
property size;
number of rooms;
floor;
building status;
renovation status;
amenities;
legal or ownership information;
rental or sale conditions;
contact information.
You must update or remove a listing if the property is no longer available, the price has changed, or the information is no longer accurate.
4. Prices and Conditions
Prices must be real and clearly understandable.
You must not publish fake, symbolic, misleading, or bait prices.
For example, the following are not allowed:
listing a property for a very low price only to attract leads;
hiding important costs;
publishing one price in the title and another price in the description;
advertising a property as available when it is not actually available;
changing key terms only after the user contacts you.
If there are additional costs, such as utilities, maintenance fees, cleaning fees, agency fees, deposit, taxes, or service charges, they should be clearly disclosed where relevant.
5. Photos and Media
Photos must represent the actual property being advertised.
You must not upload:
photos of another property;
fake or AI-generated property images presented as real photos;
heavily misleading edited photos;
photos copied from another listing without permission;
photos with watermarks from another platform, unless you have the right to use them;
offensive, illegal, or irrelevant images.
Sheni bude may remove photos that appear misleading, low quality, duplicated, or unrelated to the listing.
6. Prohibited Listings
The following listings are not allowed:
fake properties;
duplicate spam listings;
properties advertised without permission;
listings with false ownership claims;
listings with intentionally misleading prices or descriptions;
listings used only to collect contacts without a real property offer;
listings connected to fraud, scams, or illegal activity;
listings that violate applicable law or third-party rights;
listings containing discriminatory, offensive, threatening, or abusive content;
listings that redirect users to suspicious websites or unsafe payment methods.
Sheni bude may remove such listings without prior notice.
7. No Misleading Payment Requests
At the current MVP stage, Sheni bude does not process online payments, hold deposits, or provide escrow services.
Listing publishers must not claim that Sheni bude guarantees payments, deposits, bookings, ownership, refunds, or transactions.
If users agree to make any payment outside the platform, such payment is made directly between users and at their own risk.
Listing publishers must not use the platform to request suspicious, urgent, hidden, or deceptive payments.
8. Legal and Ownership Information
If a listing includes legal, ownership, registration, construction, or document-related information, that information must be accurate to the best of the publisher’s knowledge.
You must not falsely claim that:
the property has clean title;
the property is fully registered;
the property is free from debts, mortgages, or encumbrances;
construction is completed;
documents are ready;
the property can legally be rented or sold;
you are the owner or official representative.
Users interested in buying, renting, or reserving a property should independently verify all legal and document information before making a decision.
9. Communication with Users
Listing publishers should communicate honestly and respectfully with users who send requests or inquiries.
You must not:
spam users;
send abusive or threatening messages;
pressure users into fast payments;
provide false information;
impersonate another person or company;
move users to unsafe communication channels for fraudulent purposes.
Sheni bude may restrict accounts that abuse communication features.
10. Moderation Rights
Sheni bude may review, edit, hide, reject, suspend, or remove any listing at its discretion.
This may happen if a listing:
appears fake or misleading;
is incomplete or low quality;
violates these Rules;
violates the Terms & Conditions;
receives complaints;
creates risk for users;
contains suspicious contact or payment behavior;
damages the trust or quality of the platform.
Sheni bude is not obligated to publish or keep any listing online.
11. User Responsibility
The listing publisher is fully responsible for:
the content of the listing;
the right to advertise the property;
the accuracy of the information;
the photos and media uploaded;
communication with users;
any agreement made with users;
compliance with applicable laws;
taxes, permits, documents, and other legal obligations where applicable.
Sheni bude is not responsible for disputes between users related to listings, prices, availability, payments, deposits, documents, property condition, or transactions made outside the platform.
12. Reporting a Listing
Users may report suspicious, fake, misleading, outdated, or abusive listings by contacting:

When reporting a listing, please include:
link to the listing;
reason for the complaint;
screenshots, if available;
any relevant communication or evidence.
Sheni bude may review the report and take action where appropriate. However, the platform is not required to resolve private disputes between users.
13. Changes to These Rules
Sheni bude may update these Listing Rules from time to time.
The updated version will be published on the website with a new effective date.
Continued use of the platform after the changes are published means that the user accepts the updated Rules.
