Unless a listing is clearly marked as verified by Sheni bude, users should assume that the platform has not independently verified the property.
Sheni bude does not automatically verify:
ownership of the property;
identity of the owner, seller, landlord, agent, or representative;
legal right to rent, sell, or advertise the property;
property registration status;
cadastral information;
mortgages, debts, liens, encumbrances, restrictions, or disputes;
building or construction status;
developer status;
renovation quality;
real property size;
exact location;
availability;
price accuracy;
rental income claims;
utility debts or maintenance fees;
tax obligations;
photos, videos, or descriptions.
Listings are published by users, and each listing publisher is responsible for the accuracy and legality of the information they provide.
3. User Responsibility
Before making any decision, users must independently verify all important information.
This is especially important before:
sending a deposit;
paying rent;
reserving a property;
signing a rental agreement;
signing a purchase agreement;
transferring money;
visiting a property;
making travel plans based on a listing;
relying on rental income or investment claims.
Users should not rely only on the information shown on Sheni bude.

All agreements are made directly between users and at their own risk.
7. No Platform Payments or Escrow
At the current MVP stage, Sheni bude does not process online payments, hold deposits, or provide escrow services.
Any payment, deposit, reservation fee, rent payment, purchase payment, or other financial transaction is made outside the platform and directly between users.
Sheni bude is not responsible for:
payment disputes;
lost deposits;
refunds;
failed transactions;
fraud between users;
cancellation disputes;
price changes;
damage claims;
legal disputes between users.
Users should verify all information before sending or receiving money.
8. Suspicious Listings
Users should be careful if a listing or user shows warning signs, such as:
price much lower than similar properties;
refusal to provide documents;
refusal to show the property;
pressure to pay quickly;
request to send money to an unrelated person;
inconsistent property details;
copied or suspicious photos;
unclear ownership or representation;
communication that avoids clear answers.
