1. Platform Status

Sheni bude is an online platform that helps users publish, discover, and request information about real estate listings, including apartments for rent, apartments for sale, and related property offers.

Sheni bude acts only as an intermediary information platform and aggregator.

Unless expressly stated otherwise, Sheni bude:

is not the owner of the listed properties;
is not a landlord, tenant, buyer, seller, real estate agent, broker, notary, legal advisor, financial advisor, or payment provider;
does not represent either party in a rental, sale, booking, or other transaction;
does not guarantee that any listing, price, availability, property condition, ownership status, legal status, or user identity is accurate or complete;
does not become a party to any agreement made between users.

Any rental, sale, booking, viewing, payment, deposit, document check, or other transaction is made directly between the relevant users and at their own responsibility.

2. Services Provided by the Platform

The platform may allow users to:

browse property listings;
publish property listings;
send booking or viewing requests;
contact listing owners or representatives;
exchange messages;
save or manage listings;
submit information, photos, descriptions, prices, availability, and other listing details.

The platform may add, change, limit, suspend, or remove any feature at any time.

At the MVP stage, some functions may be basic, manual, experimental, or subject to change.

3. No Online Payment / No Escrow

At the current MVP stage, Sheni bude does not process, collect, hold, split, escrow, or guarantee payments between users.

If users agree to make a payment, deposit, reservation fee, rent payment, purchase payment, or any other financial transaction, such payment is made outside the platform and directly between the users.

Sheni bude is not responsible for:

payment disputes;
refunds;
deposits;
chargebacks;
failed transactions;
fraud between users;
cancellations;
damage claims;
tax obligations;
legal or registration costs;
any financial loss arising from transactions made outside the platform.

Users must carefully verify the other party, property, documents, payment terms, and legal risks before sending or receiving any money.

4. Listings

Users who publish listings are responsible for ensuring that all information they provide is accurate, lawful, current, and not misleading.

A listing may include, among other things:

property description;
location;
price;
rent or sale conditions;
availability;
photos;
property size;
amenities;
ownership or document information;
contact details;
other relevant information.

The listing publisher confirms that they have the right to publish the listing and, where applicable, the right to offer the property for rent, sale, viewing, or booking.

Sheni bude may review, edit, reject, hide, suspend, or remove any listing if it appears incomplete, misleading, unlawful, duplicated, suspicious, low quality, or otherwise unsuitable for the platform.

Publication of a listing does not mean that Sheni bude has verified or approved the property, the owner, the documents, or the transaction.

5. Property Verification

Unless a listing is clearly marked as verified by the platform, users should assume that the platform has not independently verified:

ownership documents;
identity of the owner or representative;
right to rent or sell the property;
property condition;
exact location;
registration status;
construction status;
debts, mortgages, encumbrances, or legal disputes;
taxes, service fees, utility debts, or maintenance fees;
compliance with building, rental, tourism, or other regulations.

Users are strongly advised to perform their own due diligence before entering into any agreement.

For property purchases or long-term rental agreements, users should consider consulting a qualified lawyer, notary, real estate professional, or other relevant specialist.

6. Booking and Viewing Requests

A booking request, viewing request, or inquiry sent through the platform is not a confirmed booking, lease, sale, or binding agreement unless the relevant users separately agree to such terms.

The listing publisher may accept, reject, ignore, or cancel a request at their discretion.

The platform does not guarantee:

availability of the property;
acceptance of any request;
accuracy of calendar information;
response time from the listing publisher;
completion of any transaction.

Users are responsible for confirming all important details directly with each other before making travel plans, sending money, signing documents, or relying on a listing.

7. User Accounts

Users may be required to create an account to publish listings, send requests, or use certain platform features.

Users are responsible for:

providing accurate account information;
keeping login details secure;
all activity under their account;
notifying the platform if unauthorized access is suspected.

The platform may suspend or terminate an account if it is used in a way that violates these Terms, creates risk for other users, or harms the platform.

8. User Conduct

Users must not use the platform to:

request or receive payments through deceptive methods;

The platform is not required to publish or keep any listing online.

12. Intellectual Property

All website design, branding, logos, structure, texts, software elements, and platform materials belong to Sheni bude or its licensors, unless otherwise stated.

Users retain rights to the content they upload, such as listing descriptions and photos, but grant Sheni bude a non-exclusive right to use, display, reproduce, adapt, translate, and promote such content for the purpose of operating and marketing the platform.

Users confirm that they have the rights to upload and use any photos, texts, or other materials submitted to the platform.
